THE INVESTMENT THESIS

The real estate behind expansion.

We are developing an approach to identifying and structuring real estate opportunities around the needs of franchise operators. The objective is to understand the site, the operator, the market and the proposed lease together. Clearstone does not claim formal relationships with franchise brands.

Discuss a Site or Expansion Opportunity

OPPORTUNITY CRITERIA

What we look for.

A framework for the conversation, subject to opportunity-specific diligence.

  • Operator expansion plans with clear location requirements
  • Freestanding sites, existing buildings or land with a plausible use case
  • Access, visibility, circulation and market fundamentals
  • A credible path to site control and required approvals
  • Lease economics and counterparty quality supported by diligence

HOW WE THINK ABOUT THE OPPORTUNITY

Market & site identification

Evaluate demographics, access, visibility, traffic context, competition and the operator’s location criteria. A promising market still requires property-specific diligence.

Site control & structuring

Explore purchase agreements, options or other appropriate paths to site control, with attention to timelines, contingencies and the costs of uncertainty.

Build-to-suit & development

Consider potential build-to-suit opportunities and coordination with qualified development, design and entitlement professionals. Feasibility and approvals are assessed before commitments.

Net lease fundamentals

Review tenant and operator strength, guaranties, lease duration, expense responsibilities, renewal terms and residual real estate value. A triple-net lease does not eliminate investment or counterparty risk.

Acquisition & disposition

Evaluate potential acquisition, development, hold and disposition paths according to the facts of each opportunity. No existing leases, tenants or transactions are represented.
